Replacement windows in a conservation area: permission checks

Replacing windows in a conservation area in England does not have one answer for every home. Free home survey and no-obligation quotation.

Replacing windows in a conservation area in England does not have one answer for every home. The property's status, any Article 4 direction and the proposed changes determine which permissions need checking. Establish those points before ordering made-to-measure windows.

A conservation area designation and a building's listed status are separate checks. This guide helps you prepare a useful enquiry to the local planning authority and a window specification to discuss at survey.

Check the rules for the address

The Planning Portal's guidance for England says that similar-looking replacement windows in houses will not usually need planning permission. It also identifies additional restrictions and advises checking with the local planning authority. Do not assume householder rules cover a flat, or that a neighbour's permission covers your property.

Start with your address, postcode and a photograph of each elevation you intend to change. Ask the council to confirm the conservation area boundary, whether the building is listed and which planning controls apply to the work.

What does an Article 4 direction change?

An Article 4 direction removes specified permitted development rights. Historic England explains that it can bring changes such as replacement windows under planning control, including some replacements of a similar design. Read the direction itself and its map: its scope matters.

There are local examples within Schnauber's coverage. East Cambridgeshire District Council lists directions affecting Ely, Soham and Burwell. That does not mean every address in those places is affected. For a home in Ely, check the mapped properties and the wording that applies to your proposed alteration.

If the building is listed

Listed building consent is needed for alterations that affect a listed building's special architectural or historic interest. Historic England advises contacting the local planning authority. Treat repair, alteration and replacement as separate proposals when you describe what you want to do.

Do not discard original windows before their condition and significance have been assessed. Historic England's guidance on modifying historic windows supports retaining historic fabric and considering improvements carefully. A replacement quotation should follow that assessment where it is required.

Prepare a window record for the council

Give each window a number on a photograph or elevation drawing. Then collect the information below so the existing and proposed designs can be compared.

  • Photographs of the whole elevation and close-ups of the frames, glazing bars and openings.
  • A description of the present material, opening method and condition.
  • Drawings or sections showing proposed frame profiles, glazing bars, glass and finish.
  • A clear explanation of what you want to retain and what you propose to change.

Ask the council which documents it needs for your application or preliminary enquiry. Keep its written advice with the quotation, and give the supplier the same window references. If the specification changes later, check whether the permission or advice still covers it.

Does heritage glazing guarantee permission?

No. Schnauber's Heritage Slimline windows offer slim double and vacuum glazing options, but a product name cannot establish consent for an individual building. Ask for the proposed profiles and glazing details to be assessed for your property.

For the broader design choice, read our guide to windows for period homes and compare timber sash windows with the existing openings. Agree the permissions route before committing to manufacture.

Start with the property and the proposed work

Schnauber covers Ely, Bury St Edmunds and Bedford, among the areas listed on our contact page. Request a free survey with your postcode, photographs and any council correspondence. Tell us if listing or conservation controls affect the property so we can discuss the window specification in that context.
